IAU Capital, a prominent investment firm based in the UAE, has established a global partnership with Emirard and Zyrus Cloud to construct next-generation smart data centers. The project will be carried out through a crowdfunding-based model, presenting a new approach to digital infrastructure via an open investment structure.
IAU Capital will design the investment framework for global fundraising and oversee the operation of the crowdfunding platform. Emirard will lead land development and sales strategies as an execution partner, leveraging its on-site development expertise and regional partnerships to build tailored infrastructure. Zyrus Cloud will be responsible for cloud-based infrastructure development, operational technologies, and data automation solutions. The company plans to implement a smart management system powered by high-performance cloud platforms and AI technologies.
The three companies have established a tri-party collaboration model under the shared vision of “Infrastructure for the Intelligent World,” combining technology, capital, and execution capabilities. The project aims to move beyond the conventional centralized infrastructure model, instead fostering a sustainable digital ecosystem through global technology sharing and decentralized capital participation.
Emirard stands out with its investor-oriented land sales strategies and execution capabilities, aiming to develop regionally optimized infrastructure through partnerships with multinational firms. Zyrus Cloud will focus on enhancing operational transparency and stability through real-time resource monitoring, security automation, and data management optimization.

The three companies are currently executing a pilot project in the Middle East and are considering expansion into North America and Southeast Asia.
